"First-time" doesn't mean never owned property, period. The federal rule most programs use: you qualify if you haven't owned a home in the last 3 years. A few other situations count too.

Low and No Down Payment Options
Conventional loans can go as low as 3% down for qualified first-time buyers. FHA loans require 3.5% down and are more forgiving on credit.
If you're a veteran or active duty, VA loans require $0 down. No mortgage insurance either.
There are also down payment assistance programs, that can cover part or all of your down payment depending on eligibility and the area you're buying in. Terms and availability vary by program and location. Ask me which ones you qualify for.
